Average rents in Great Britain have decreased for the first time in five years

The average rents for new tenancies in Great Britain have decreased for the first time in five years. According to data from the Hamptons agency, in July 2025 the average rent decreased by 0.2% year-on-year. This is the first decrease since September 2020, during the peak of the Covid pandemic.
Despite the slight decrease, the average rent for a new tenancy stands at £1,373 per month, which is 34% or £350 higher than in September 2020. In some regions of Great Britain, such as the West Midlands and South West, rents are still increasing.
London recorded the largest decrease, with average rents dropping by 3% year-on-year, marking the sixth consecutive month of decline. In Wales, the North East, and Yorkshire, rents are also experiencing declines.
According to data reported by Connells Group, average rents for renewed contracts increased by 4.5% year-on-year. Experts note that despite the overall decrease, the pressure on the rental market has not disappeared yet.
