Bellway Reports Growth in Construction and Planning Issues

  • Bellway delivered 8,120 plots for development, which is 76% more than last year.
  • The company expects to complete 9,200 homes in the upcoming financial year.
  • Reforms in the planning sector could positively impact the supply of housing construction.

Bellway, one of the leading developers in Great Britain, announced that it has significantly increased the supply of land plots for construction. In the year ending in July, Bellway secured agreements to purchase 8,120 plots, which is 76% more than the 4,621 in the previous year.

This includes 51 plots, which is more than double the 27 plots acquired in the previous year. The company noted that new reforms in the planning sector, which are being initiated by the government, could have a positive impact on the industry. However, despite significant progress, Bellway continues to face delays in obtaining planning decisions from local authorities.

The government of Great Britain aims to deliver an average of 1.5 million homes over this parliament. Currently, there is a bill in parliament regarding planning and infrastructure, which includes mandatory targets for housing developers and changes to the regulations that govern exemptions in construction permits.

Bellway also reported an increase in the supply of sales: in the last year, 8,749 agreements were completed, which is more than the 7,654 in the previous year. It is projected that in the upcoming year this figure will exceed 9,200 homes.

The company's revenue rose by 17% to £2.76 billion, while the average selling price increased to £316,000 from £307,909. Despite the improvements, Bellway indicated a slight decrease in demand in the last quarter of the fiscal year.

At the end of the financial year, the company had a net cash balance of £42 million, which is an improvement compared to the net cash of £10.5 million in the previous year. General Director Jason Honeyman noted that the company is delivering stable results, despite challenges in the sector, and has a reliable plan for the future.
